When Buying a Home......

What Not to Do Before You Buy a Home....





Don't make a large purchase especially if you charge it on a credit card.  This could change your credit score and your debit to income level. This could disqualify you from getting the mortgage loan. So wait to purchase new furniture or a car after your have closed on the home.

Don't change jobs unless it is absolutely necessary.  A consistent job history within the same line of work is critical to the loan underwriting.

Don't give your earnest money deposit directly to the seller.  Earnest money should be held by a third party within an escrow account i.e the real estate agent or the title/escrow company can hold your earnest money deposit.

Don't forget to order property insurance for your new home.  It may take the insurance company 1-3 weeks to get your insurance policy completed so make sure to get it started early in the process.

Don't ignore lender requirements.  Be absolutely clear on what is required from your lender and make sure you get the required documents as soon as possible.  Delaying turning items in can delay the loan process.

Don't buy a home on your own.  Use a real estate professional to guide you through the process on every step of the way.  Remember you don't pay the commission for the real estate professional, the seller does so take advantage of having a real estate professional work for you.
